A developer in suburban Victoria saw an opportunity to address the gap between what local families and first home buyers wanted and what was available in established leafy streets close to schools and shops. The market was looking for quality homes that didn't compromise on space, light, or outdoor connection, but most new developments in the area either felt cramped or came with a price tag that locked out buyers. The brief was clear: create homes that feel generous, bring in natural light all day, and offer real outdoor space that gets used daily, not just designed to tick boxes.
Gidaya Group approached this high end luxury development by prioritising the things that make a home liveable: orientation, airflow, and connection to the outdoors. Rather than maximising footprint at the expense of comfort, we designed homes that sit comfortably in the street, using red brick at ground level for durability and lighter cladding above to keep the scale residential. Living areas face north to capture sun throughout the day, with large windows opening straight onto private courtyards. Windows are positioned to encourage cross ventilation, reducing reliance on air conditioning. Double glazing and solid insulation mean the homes hold their temperature year round.
Each home has its own outdoor space connected directly to the living area, designed to be used daily rather than saved for special occasions.
